    Our strategies are made simpler by our location in the fifth most recession-proof market in the country. Located within a day's drive for 60 percent of the country, Knoxville benefits from low unemployment, a low vacancy rate, a high concentration of business headquarters (including Regal Cinemas, the TVA, and Pilot/Flying J), and business- and landlord-friendly laws. Deals cash flow in Knoxville, and with Tennessee's increase in net migration over the last several years, the demand for rental housing is only set to rise. 


    Meanwhile, the Great Smoky Mountains area is a prime location for successful short-term rentals, boasting the most visited national park in the U.S. (with 12 million visitors a year), Dollywood, and other family-friendly attractions.  Vacation rentals in the Great Smoky Mountains have been around for more than 70 years, and short-term rentals are clearly here to stay.

    Our founder, Mario, built Martini Development to help investors find cash-flowing properties in recession-resistant markets like Knoxville and the Great Smoky Mountains. Mario has a strong background in fundraising and project management, with projects spanning the globe.
